We were contracted to build a large 2-storey garage in Kaleden, BC, featuring a lakeview hangout area on the upper floor with a bathroom, and a full shop on the lower floor that connected seamlessly to the existing shop. Due to zoning restrictions, the RDOS (Regional District of Okanagan-Similkameen) only allowed a certain height for outbuildings on the property. However, we collaborated closely with the property owner to obtain a variance, allowing us to build the full-height two-story structure.
We worked diligently to match the style of the existing buildings, ensuring the new garage blended seamlessly with the rest of the property, making it appear as though it had always been there. The project turned out beautifully, and the customer was thrilled to see their dream garage and shop come to life!

This project presented its fair share of challenges. Initially, we faced the obstacle of obtaining a variance for the construction, as the RDOS staff initially recommended denial. Fortunately, the Kaleden council voted in our favor, allowing the variance to be granted.
The next challenge was the tight building site, which left no room for storing the excavated material. This made it difficult to remove the excess soil. After a dump trailer breakdown and an on-the-fly repair, we were able to prep the site and continue with the project.
Everything went smoothly until the roof package arrived. Unfortunately, the gable end trusses were mistakenly built to the same height as the full span trusses. Typically, gable end trusses are shorter by the width of a 2×4 to allow for proper overhang support. After a quick consultation with the truss supplier, we were permitted to modify the gable trusses on-site to accommodate the overhang. A couple of hours of adjustments, and we were back on track.
Despite these setbacks, the project was ultimately a success. The owners are now able to enjoy their stunning new shop and lounge area while taking in the beautiful views of Skaha Lake.
